As Landlords ourselves we understand the concerns that landlords have when placing their properties with an Agent. We have therefore sought to eliminate these concerns and provide a service, which we believe sets us apart from our competitors.
Key concerns which we have eliminated are the following:
Flexible Viewings
We believe that a flexible approach to viewings should be provided. For this reason we ensure that we are able to view properties 7 days a week and receive calls from anytime. Effectively we are always open for business.
Check In At the property
We believe that your tenants should be signed up at the property itself so that any initial issues can be addressed at the property and a full walkaround of the property can be undertaken. A bespoke detailed property specific information guide will also be provided and explained to your tenants. We sign up tenants at the actual property and show the tenant how everything works and explain clearly what our procedures are in the event of an emergency. We aim to deal with and identify issues there and then so that the tenancy runs smoothly thereafter.
More detailed inventory
We believe that to eliminate issues both during and at the end of the tenancy, a more detailed photographic inventory should be provided. We also ensure that we carry out a full video of the property (externally and internally) when we commence management of the property.
Quicker rent payments
We believe that when rent is received from your tenant it should be paid across to you as quickly as possible. For this reason we ensure all rents received are paid to our landlords within 48hours of receipt.
More frequent property inspections
We believe that your property should be inspected more frequently that is normally offered. For this reason we ensure that your property is inspected every three months.
Fixed and transparent fees
We believe that no commission fees should be charged on arranging any minor repairs within the property. We are managing your property for a fee already and minor repairs are a fundamental aspect of this aspect. We do not charge any fees on contractor expenditure relating to normal day-day works. We seek to obtain competitive costing from experienced, reliable and cost effective contractors whom we have worked with for many years. We are also just as happy to deal with any contractors you may wish to appoint. We do charge a 10% fee when required to instigate, monitor and manage more extensive property works. For full management all fees are negotiated on a property by property basis. For landlords with multiple properties we are more concerned with building relationships for the future and as such agree a lower commission for managing your portfolio as a whole. We do not charge repeat fees to our landlords such as tenancy renewal fees.

We pride ourselves on having an extremely friendly and customer focussed approach to tenants. A main concern of tenants is the extortionate letting fees that Agents charge. We ensure that we charge a fair below market fee to tenants to attract them to your property as to deter them. We have a flexible approach to viewings and are able to carry out viewings 7 days a week and at times to suit any prospective viewer. We build relationships with tenants and treat them as our clients as well as our landlords.
